What’s Causing High Levels of Growth and Development?
Specific cities, towns, and regions we’ll discuss in this article includes the Outer Banks, Crystal Coast, Jacksonville (Camp Lejeune), Havelock (Marine Corps Air Station Cherry Point), Fayetteville (Fort Bragg Army base), Greenville (Vidant Health Care hospital system), and cities and town along current Highway 70 between Raleigh and Morehead City which will become the future Interstate 42.
NC has a major military presence, with two bases in the state being some of the largest in the country. Considering Marine Corps Camp Lejeune in Onslow County with an estimated 37 thousand marines, Fort Bragg Army base in Fayetteville being home to the 82nd Airborne, Pope Air Force Base in Goldsboro, and Marine Corps Air Station Cherry Point in Havelock all seeing very dramatic rise in expansion, is causing world-class contractors from around the world to setup their support services in many Eastern NC cities and towns.
In the area where I have more familiarity, Camp Lejeune and Cherry Point are within 30 miles of each other and are having almost unheard of impacts on new housing, advanced technologies, new businesses, and new industries in Carteret, Craven, and Onslow counties.
Health Care And Hospitals
Vidant Health Care in Greenville NC (Pitt County) is a very fast growing hospital system attracting world-class medical talent and involved in developing new medical technologies. In recent years, research and medical training has expanded and the system is attracting doctors, nurses, PAs, Pharmacists, and Nurse Practitioners from larger urban trauma center level hospitals.
This growth has exponentially shown to impact Pitt County NC with a dramatic rise in population, new technologies, and industries that are supporting the enormous campus of Vidant Health Care along with the medical school at East Carolina University (ECU).
Additionally, Vidant is rapidly expanding their services in to many Eastern NC rural areas and acquiring smaller community hospitals.
The development of Interstate 42 has really opened up in the past year, and once completed, there will effectively be an Interstate between Raleigh NC and the Crystal Coast and Carteret County. Interstate 42 will run around (bypass) Smithfield, Selma, Goldsboro, Kinston, New Bern, Havelock, finally terminating near Morehead City in Carteret County.
Opening up very rural areas in Craven, Carteret, and Lenoir counties with rapidly evolving technologies in the triad is attracting talent in to these communities propelling their population growth, new development of homes, new businesses, and new technologies to support this expansion.
Additionally, in looking at the long-term plans for the N.C. Department of Transportation (NCDOT), there does seem to be some talk of also building a future interstate from the triad through the Northeastern part of Eastern NC which will really open up travel to the Outer Banks and begin to spur new development in this rural area.
Real Estate And Home Construction
As with any enhancement of a rural area, of which much is located in Eastern NC, you’re going to see people moving to that area for economic reasons as these areas begin to flourish with new jobs, new technologies, new businesses, and many overwhelming opportunities at the local, state, and federal level.
This rapid population growth with people moving from the triad to the rural beach areas, and people moving in from out of state who are attracted to federal jobs (military contractors) is creating an intense rise in real estate, home sales, land sales, and new home construction.
Here in Carteret County, the area is already seeing above average new construction, new subdivisions being planned, a robust real estate market and homes sales, and land for sale which can be directly attributed to military growth and the prospects of Interstate 42.
In Morehead City, our area’s largest municipality, real estate and land sales are at an all-time high as new people put down roots in the community getting ready for new jobs and new industries moving in to the area.
